Whether or not a neighborhood park is required within Apple Ridge, some open space may <br />be considered--perhaps in conjunction with the wetlands or sedimentation basins, buffering <br />of adjacent properties, etc. <br /> <br />Staff Recommendation: <br /> <br />Because this is a sketch plan, and several weeks may be available to sort out the options, Staff is <br />recommending a dual track to determine park dedication. <br /> <br />Track one would involve the developer'and City Staff preparing a subdivision plan showing <br />specifically where and how a neighborhood park within the plat would meet Apple Ridge's <br />recreation and open space needs. <br /> <br />Track two involves determining the possibility and cost of acquiring the aforementioned land for a <br />community park. <br /> <br />While it is expected that Good Value Homes will be requesting preliminary plat approval in April, <br />it is common that subdivisions are developed in phases. In this case, City Council and the <br />Commissions could approve upon the first phase of the plat if it preserved potential neighborhood <br />park space while possible acquisition of other land was being entertained. <br /> <br />Track one, because it may coincide with preliminary plat approval, will have the advantage of <br />detailed grading information, including a tree cover analysis and proposal.
