We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 20 acres to be developed with <br />municipal water and sanitary sewer and subdivided into approximately 50 single family <br />lots. <br /> <br />Zoning: The property is zoned a combination of B-1 and B-2 Business. The Developer <br />has properly applied for a rezonig to R-1 Urban Residential. The property is in the <br />Metropolitan Urban Service Area. <br /> <br />.Lot Sizes and Dimcnsi0n$: The preliminary plat for the subject pmper~y will have to verify <br />that all of the lots meet the minimum area and dimensional requirements. The minimum lot <br />width in the R-1 Urban Residential District is 80 feet, or 90 feet on corner lots, and the <br />minimum lot area is 10,800 square feet. <br /> <br />7. <br /> <br />Access and Streets: One access to the plat is proposed from 153rd Avenue N.W., which <br />is roughly halfway between Germanium (entrance into Brandseth) and the entrance into <br />City Hall. This is acceptable to City Staff, although it may be desireable to shift the <br />entrance slightly to the east to provide a more equal spacing between the existing two <br />accesses. This may also create more curvature along the long north/south street which may <br />aid in ,neighborhood speed control. City Staff also recommends providing street access to <br />the north and east. <br /> <br />Transportation Impacts: The plat is subject to a $500.00 per lot transportation impact fee. <br />The fees collected from Sunflower Ridge would be utilized to upgrade the intersection of <br />153rd and T.H. #47. <br /> <br />~,Vetlands: Several low areas are identified on the sketch. The National Wetlands Inventory <br />map shows no wetlands on this property. However, a review of the low areas by a <br />qualified wetland delineator should be made. Any wetlands on the property should be <br />identified and protected with drainage and utility easements. <br /> <br />Drainage: The submittal of a Grading and Drainage Plan is required at the time of <br />Preliminary Plat approval. Any exporting of soils from the site will require a conditional <br />use permit_ <br /> <br /> <br />
