Case #1

RECOMMEND PARK DEDICATION FOR APPLE RIDGE
By: Parks/Utilities Supervisor Mark Boos

Background:

As you recall, at February's Park & Recreation meeting, the proposal for Apple Ridge was
introduced. Because the provision of recreation is a significant issue for a 140+ lot subdivision
(particularly in an area with no developed park spaces), the plat was brought to the Commission at
the time of sketch plan submission. For this and similar reasons, the sketch plan also went before
City Council at their last meeting in February.

Observations:

Unfortunately, little more information is available to the Commission in determining park
dedication than was available one month ago. Since sketch plan submission, Staff has sent a
purchase agreement to the owner of the land previously identified as a proposed community park
site (with all the appropriate contingencies). As of this writing, no response has been received.

While a preliminary plat approval request has not been submitted at this time, the developer is
expected to show the Commission a revised sketch plan at the meeting. Staff will attempt to obtain
a clearer idea of the aforementioned community park by the time of the meeting. Despite any
uncertainty, the Commission should be prepared to provide specific advice on park dedication
relating to Apple Ridge---even though there may be one or more additional opportunities for
comment.

Attached for your information is the February 4, 1997 Park and Recreation Commission's case
along with attachments.

Staff recommends discussing the park dedication for Sunflower Ridge (Case #2) with the
developer prior to determining park dedication for Apple Ridge.

Commission Action:

Based on discussion.

Reviewed by:

Parks/Utilities Supervisor

PR: 3/13/97
~mk

Copies to:

Mr. John Peterson, Good Value Homes
Mr. Derrick Passe
