December 30, I996
Sketch Plan Review: Sunfish Lake Ponds

13.

14.

12tilities md Water Usage: The development will be served by municipal water and
sanitary sewer, which requires an eight inch watermain in order to conform to the
City Comprehensive Water Plan.

park DcA;lication; Park dedication rates for 1997 are $875.00 per unit. When it is
submitted, the preliminary plat will be forwarded to the Park Commission for
review. The sketch plan is very similar to a previous proposal for the subject
property and it is expected that the Park Commission's recommendation will remain
the same. It is anticipated that a perpetually maintained tot-lot suitable for the
expected number of children on the site will be required. Such a private playground
would not be park dedication credit eligible. As you are probably aware, any new
play structures must be ADA compliant and a handicapped accessible sidewalk
should be provided from the street to the tot lot.

The Planning Commission will be meeting at 7:30 p.m. on Tuesday, January 7, 1996, at
the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review your sketch plan
for the townhouse proposal. I suggest that you, or your representative, be present at the
meeting to answer any questions that may arise. A copy of the case cover sheet is enclosed
for your information. If you have any questions or need additional information, please
don't hesitate to call us.

Respectfully,

CITY OF RAMSEY

Sylvia Frolik
Zoning Administrator

Enclosure
