HOMES
By: Zoning Administrator Sylvia Frolik

Background:

John Lamoureux of G.M. Homes has applied for preliminary plat approval of Sunfish Pond, a
townhouse development. The subject property is located at the northeast comer of the intersection
of County Roads #116 and #57.

The following items are enclosed:

a) Site location map
b) Site plan
c) City Staff Review Letter dated February 27, 1997

Notification:

Owners of properties in excess of the 350 foot distance minimum were notified of the public
hearing.

Observations:

The property consists of 9.2 acres and under Multiple Residential zoning (15 units per acre), the
property is eligible for 130 units; the developer is proposing 81 units.

Access to the plat is proposed from 142nd Lane on the north and 141st Lane on the east. All
streets within the plat boundaries are to be developed as private roads but addresses will adhere to
the City's grid system..

The 11 structures are platted onto 11 lots and the lots meet the minimum area requirement.

In accordance with City policy, the wetland in the northeast comer of the plat is proposed to be
dedicated as a drainage and utility easement. The developer will be responsible for establishing
some landscaping along the pond.

The Park Commission has reserved final determination on park dedication requirements until after
the preliminary plat is approved, but it is anticipated that it will be a cash payment

Recommendation:

City Staff recommends preliminary plat approval.

Commission Action:

Motion to:
Recommend that City Council grant preliminary plat approval to Sunfish Pond contingent
upon compliance with City Staff Review Letter dated February 27, 1997.

Reviewed by: City Engineer

PC: 3/4/97
