Tree Preservation and Plantin g Plan: At the time of preliminary plat approval, the submittal must include an addendum to the Grading Plan that identifies existing trees, trees to be preserved during construction, along with the method of preservation, and the planting of one 2 inch diameter tree in the front yard of each lot. Utilities: It is staff's understanding that the site improvements will be installed as a private project with no financial participation on the part of the City and that the developer will extend the sewer and water trunks to the property. The developer's actual construction costs for trunk sewer and water will be credited to the sewer and water trunk charges due on the plat. It is anticipated that this parcel will be too low to service by the gravity sewer south of 153rd Avenue in Germanium Street, and that service by a lift station will be necessary. The City will be looking for a contribution to cover future maintenance costs of the lift station. Utility extension to the plat w/Il need to be identified. Park Dedication: The Park Commissin will be reviewing the proposed plat for park dedication purposes. The Planning Commission will be meeting at 7:30 p.m. on Tuesday, March 4, 1997 review your sketch plan for Sunflower Ridge. A copy of the case cover sheet is enclosed. We are also enclosing a copy of the request for rezoning case. I suggest that you, or your repr,.:sentative, be present at these meetings to answer any questions that may arise.
