I <br /> <br /> I <br /> I <br /> I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />i <br />I <br /> <br />CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT <br />ACCESSORY STRUCTURES PRIOR TO THE PRINCIPAL BUILDING; <br />CASE OF HANSEN TREE FARM <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On April 15, 1997, the City received an application from David Hansen for a conditional use <br />permit to construct accessory structures prior to a principal building on the Hansen Tree Farm <br />property. The property is generally located on the south side of 155th Avenue NW at about <br />Traprock Street. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Letter to City from applicant dated April 5, 1997 <br />d) Letter from applicant to neighbors dated March 29, 1997 <br />e) Petition from area residents received April 15, 1997 <br />f) Proposed findings of fact <br />g) Proposed conditional use permit <br /> <br />Notification: <br /> <br />Conditional use permits are required to be subjected to public hearings, and State statutes require <br />that all properties within 350 feet of the subject property are to be notified. Staff notified <br />property owners within 700 feet. <br /> <br />Observations: <br /> <br />The Hansen Tree Farm has been in existence since 1952 and is managed by absentee owners. <br />They have identified a real need for some buildings on the property to finally house their <br />equipment and materials and provide shelter to employees during the seasonal sales period in <br />November and December of each year. Because it is a tree farm, there is a substantial amount of <br />mature tree screening in place. <br /> <br />It is anticipated that a 2,016 square foot metal building would be constructed in 1997, and a <br />2,400 square foot log building will be constructed by 2002. The seasonal sales activity would <br />then be transferred to the log building. The combined square footage of the two buildings does <br />not exceed the 4,800 square feet allowed on parcels greater than 10.6 acres in size. <br /> <br /> <br />
