I I I I i I CASE # REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT ACCESSORY STRUCTURES PRIOR TO THE PRINCIPAL BUILDING; CASE OF HANSEN TREE FARM By: Zoning Administrator Sylvia Frolik Background: On April 15, 1997, the City received an application from David Hansen for a conditional use permit to construct accessory structures prior to a principal building on the Hansen Tree Farm property. The property is generally located on the south side of 155th Avenue NW at about Traprock Street. The following items are enclosed for your information: a) Site location map b) Site plan c) Letter to City from applicant dated April 5, 1997 d) Letter from applicant to neighbors dated March 29, 1997 e) Petition from area residents received April 15, 1997 f) Proposed findings of fact g) Proposed conditional use permit Notification: Conditional use permits are required to be subjected to public hearings, and State statutes require that all properties within 350 feet of the subject property are to be notified. Staff notified property owners within 700 feet. Observations: The Hansen Tree Farm has been in existence since 1952 and is managed by absentee owners. They have identified a real need for some buildings on the property to finally house their equipment and materials and provide shelter to employees during the seasonal sales period in November and December of each year. Because it is a tree farm, there is a substantial amount of mature tree screening in place. It is anticipated that a 2,016 square foot metal building would be constructed in 1997, and a 2,400 square foot log building will be constructed by 2002. The seasonal sales activity would then be transferred to the log building. The combined square footage of the two buildings does not exceed the 4,800 square feet allowed on parcels greater than 10.6 acres in size.
