15. III. PERMITS, OCCUPANCY AND PROPERTY VALUES: Requirements for Building Permits. No occupancy permit for any lot in the Plat shall be issued until (a) vehicular access to the lot is provided including the installation of Class V material on all streets in the Plat; (b) site plan approval is granted by the CITY and any additional expense incurred in giving site plan approval has been reimbursed to the CITY; (c) a Certificate of Survey, including that information required by the CITY, has been supplied to the City Building Official; and (d) all the financial guarantees required by the CITY have been satisfied. IV. PARK DEDICATION: 16. Casll Contribution. The Plat is located in the Sunfish Park District. Park dedication shall be satisfied by thc DEVELOPER making a cash contribution in the amount of Twenty Three Thousand Nine Hundred Twenty Five Dollars and No Cents ($23,925.00), which represents Eight Hundred Twenty Five Dollars ($825.00) for each of thc twenty nine (29) lots. V. GENERAL 17. Transporation Impact Fees. The CITY has determined that it is appropriate to implement a transportation impact fee on new development that would not exceed Five Hundred Dollars ($500.00) per lot. If that fee system is enacted by April 15, 1996, the DEVELOPER herein agrees that this Plat shall be subject to said fee. I8.
