I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br /> CASE OF SHARP & ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dennis Sharp of Sharp and Associates is requesting site plan approval to construct the second and <br />final phase to the multi-tennant office/warehouse on Lot 1, Block 1, Ramsey 67 Industrial Park. <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated December 28, 1995 <br />Development Permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing with notification. The proposed <br />development is an improvement to the area and it is anticipated that there won't be any adverse <br />inpact to neighboring property owners. <br /> <br />Observations: <br /> <br />The site plan proposes to construct a 37,859 square foot addition to Mr. Sharp's Ramsey Business <br />Park on County Road #116 and Uranium Street. This addition will bring the total size of the <br />facility to 64,279 square feet. <br /> <br />The' proposed project meets City Code requirements for lot coverage, setbacks, architectural <br />standards, landscaping, design and number of off-street customer/employee parking areas, site <br />lighting, and screened waste storage in the interior operations area of the facility is provided by the <br />design of the building. <br /> <br />The Planning Commission reviewed the site plan on January 2, 1996. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend site plan approval. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny the site plan prepared by Sharp and Associates for Phase II of Ramsey <br />Business Park on Lot 1, Block 1, Ramsey 67 Industrial Park contingent upon the <br />developer entering into a development agreement with the City. <br /> <br />Review Checklist: <br /> <br />CC: <br /> <br />City Administrator <br />City Engineer <br />Parks & Utilities Supervisor <br />Planning Commission <br /> <br />1/9/96 <br /> <br /> <br />
