i3. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />Stage II Improvements, street/traffic signs and street seal coating. The <br />DEVELOPER will pay to the CITY an amount equal to 100% of the City <br />Engineer's estimated construction cost of the items prior to recording of the final <br />plat. The cost of these items is as follows: <br /> <br />Street Cleaning <br />Sealcoating <br />One (1) Street Sign <br />One (I) Traffic Sign <br /> <br /> $300.00 <br />$3,050.00 <br /> $120.00 <br /> $120.00 <br /> <br />Total $3,590.00 <br /> <br /> III. <br />PERMITS AND OCCUPANCY: <br /> <br />Requirements ,for Building and Occupancy Permits. No building permit <br />for any lot in the Plat shall be issued until: (a) reasonable vehicular access to the lot <br />is provided; Co) a Certificate of Survey, including that information requir~ by the <br />CITY, has been supplied to thc City Building Official; and (c) all the financial <br />guarantees required by the CITY have been satisfied. No occupancy permit shall <br />be issued for any lot in thc plat until: (a) vehicular access to thc lot is provided <br />including the installation of Class V material on all streets in thc Hag and (b) all <br />utilities am in place, operational and accepted by the CITY. <br /> <br /> during the <br />Furthermore, installation and for a period of 12 months following <br /> the CITY, <br />acceptance by any damage to the Improvements shall be repaired at the <br />cost of the DEVELOPER if the CITY is unable to otherwise identify the source <br />of the damage. <br /> <br /> IV. <br />PARK DEDICATION: <br /> <br />Park Dedication. In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, there is no park dedication due on the Plat. However, the <br />DEVELOPER herein agrees to resolve with the CITY, boundary issues of Lake <br />Itasca Park in order to consn'uct the trail and develop the Park. Furthermore, the <br />DEVELOPER agrees to construct a nine (9) foot wide trail from Andrie Court <br />N.W., east and north to the existing trail near 15650 Okapi S~et Nr.w. Except for <br />that segment of trail running south offthe etd-de-sac bubble of Andrie Court N.W. <br />and west to' l~3rd Avenue N.W., the CITY shall reimburse the DEVELOPER <br />for ali consm~ tion cOSts beyond grading. <br /> <br /> ¥. <br /> GENERAL <br /> <br />Transoortation Imtmct Fees. The CITY has determined that it is appropriate <br />to implement a transportation impact fee on new development that would not exceed <br />Five Hundred Dollars ($500.00) per lot. If that fee system is enacted by April 15, <br />1996, the DEVELOPER herein agrees that this Plat shall be subject to said fee. <br /> <br />Transportation Trails. The DEVELOPER herein agrees to provide a nine (9) <br />foot wide paved transportation trail south from Andrie Court N.W. and west to <br />153rd Avenue N.W.
