CASE <br /> <br />REQUEST TO REZONE CERTAIN PROPERTY FROM INDUSTRIAL <br />TO R-t URBAN RESIDENTIAL; CASE OF GOOD VALUE HOMES <br /> <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Good Value Homes has submitted a request to rezone approximamly 85 acres located east of <br />Ramsey Blvd. and north of Industry Avenue from Industrial to Residential. <br /> <br />Notification: <br /> <br />State Statute requirez notification of the rezoning public hearing to persons owning ~prope~ within <br />350 feet of the ~ubject property. Staff notified persons within 400 feet of the subject property of <br />the public hearing conducted by the Planning Commission on ~anuary 10, 1996. <br /> <br />Observations: <br /> <br />The plat that has been submitted proposes to develop the entirety of the tzropeny with single family <br />hom~s. To do so, will require rezoning the property to R-1 Urban Residential. <br /> <br />The City is currently in the process of utxtafing the land use element of the Comprehensive Plan <br />and it is proposed that the vast majority of the subject property will be slated for development with <br />mixed residential uses. <br /> <br />There were a few citizens present at the public hearing conducted by the Planning Commission on <br />January 10, 1996.
