CASE REQUEST TO REZONE CERTAIN PROPERTY FROM INDUSTRIAL TO R-t URBAN RESIDENTIAL; CASE OF GOOD VALUE HOMES By: Zoning Administrator Sylvia Frolik Background: Good Value Homes has submitted a request to rezone approximamly 85 acres located east of Ramsey Blvd. and north of Industry Avenue from Industrial to Residential. Notification: State Statute requirez notification of the rezoning public hearing to persons owning ~prope~ within 350 feet of the ~ubject property. Staff notified persons within 400 feet of the subject property of the public hearing conducted by the Planning Commission on ~anuary 10, 1996. Observations: The plat that has been submitted proposes to develop the entirety of the tzropeny with single family hom~s. To do so, will require rezoning the property to R-1 Urban Residential. The City is currently in the process of utxtafing the land use element of the Comprehensive Plan and it is proposed that the vast majority of the subject property will be slated for development with mixed residential uses. There were a few citizens present at the public hearing conducted by the Planning Commission on January 10, 1996. Those citizens were in favor of rezoning from Industrial to Residential, but were concerned with the urban density proposed.
