We offer the
following comments:

General and Zoning: The subject property is approximately 22 acres in size
and except for a small portion in the southeast corner of the plat, a majority
of the property is zoned B-1 Business. The revised preliminary plat
proposes to reduce the number of single family residential lots from 45 to
40 and increase the size of the commercial ouflot to approximately 8.75
acres, ff the Planning Commission and City Council find the plan
acceptable, the developer should make official application for a rezoning to
facilitate the development of the residential lots.

Lot Sizes and Dimensions: The minimum lot width in the R-1 Urban
Residential District is 80 feet, or 90 feet on comer lots, and the minimum lot
area is 10,800 square feet. Thc revised preliminary plat verigie, s that these
standards are met either at the street frontage or the building setback line.

Streets and Access to Lots: Access to the plat is proposed to be provided
from 153rd Avenue N.W.; in accordance with Mn/DOT's
recommendations, none of the lots will have direct access onto T.H. g47.
In accordance with Staff's recommendation, 152nd Avenue N.W. has been
platted to the west boundary of the plat to provide future access to the City
of Ramsey property. There are 40 lots which will be dependent upon a
single access point, the intersection of Germanium Street N.W. and 153rd
Avenue N.W. Consideration should be given to grading an emergency
access from 152nd Avenue N.W., west across City property to the northern
City Hail access.

Trunk Highway 47; Mn/DOT recommends that the dedicated right-of-way
for T.H. #47 be a minimum of 50 feet, but preferably 60 feet, from
centefline. The Trunk 47 Corridor Study, which is currently in progress,
also recommends the acquisition of 60 feet from centerline throughout the

115
