These figures reflect the suggestion of changing the property to the west of Ramsey Blvd. <br />from the proposed mix of uses to only commemSa~mdustrial property. The property breakdowns <br />for this adjustment changes the total property use in the study area as follows: <br /> <br />Single Family Residential <br />Mixed Residential <br />Commercial/Industrial <br />Open Space <br />Totals <br /> <br />27-Sep-95 23-Jan-96 <br /> <br /> 856.12 808.12 <br /> 71.82 41.85 <br /> 1,121.67 1,199.67 <br /> 339.93 339.93 <br /> 2,389.57 2,389.57 <br /> <br />The above acreage numbers reflect the gross acreage including previously developed property. <br />When breaking the area down into developable property, the following breakdowns are used: <br /> <br />27-Sep-95 23.Jan-96 Existing <br /> <br />Single Family 781 733 610 <br />Mixed Residential 69 39 -- <br />Commercial/Industrial 574 652 975 <br />Open Space 161 16I 16I <br />Totals 1,585 1,585 1,585 <br /> <br />Based upon the above breakdown of property uses, City Staff has projected the square footage of <br />building space created and number of both single family and mixed residential housing units <br />created from these land areas, The following criteria was used to determine these projections: <br /> <br /> · 35% lot coverage for commercia!fmdustrial property <br /> <br /> · Three single family units per acre for single family development <br /> <br /> · Seven units per acre for mixed residential. <br /> <br />Table B shows the amount of commercialfmdustrial building square footage that would be mated <br />under the listed assumptions.
