DATE:

TO:

FROM:

RE:

MEMORANDUM

January 30, 1996

Ryan Schroeder, City Administrator

James Gromberg, Economic Development Coordinator
Comprehensive Land Use Comparisons

As Councilmember Zimmerman suggested at the City Council meeting on January 23, 1996, I
have reevaluated the figures for land use generated for the proposed Comprehensive Land Use
Plan. These figures reflect the suggestion of changing the property to the west of Ramsey Blvd.
from the proposed mix of uses to only commemSa~mdustrial property. The property breakdowns
for this adjustment changes the total property use in the study area as follows:

Single Family Residential
Mixed Residential
Commercial/Industrial
Open Space
Totals

27-Sep-95 23-Jan-96

856.12 808.12
71.82 41.85
1,121.67 1,199.67
339.93 339.93
2,389.57 2,389.57

The above acreage numbers reflect the gross acreage including previously developed property.
When breaking the area down into developable property, the following breakdowns are used:

27-Sep-95 23.Jan-96 Existing

Single Family 781 733 610
Mixed Residential 69 39 --
Commercial/Industrial 574 652 975
Open Space 161 16I 16I
Totals 1,585 1,585 1,585

Based upon the above breakdown of property uses, City Staff has projected the square footage of
building space created and number of both single family and mixed residential housing units
created from these land areas, The following criteria was used to determine these projections:

· 35% lot coverage for commercia!fmdustrial property

· Three single family units per acre for single family development

· Seven units per acre for mixed residential.

Table B shows the amount of commercialfmdustrial building square footage that would be mated
under the listed assumptions. In addition, the table also shows the breakdown of the residential
units that would be created and effects that the construction would have on the mix of single family
units compared to mixed residential units.

I
!
I
I
I
I
I
I
I
I

I
I
I
I
I
I
I
I
