I I I I I I I I I I I I CITY OF RAMSEY DEVELOPMENT PERMIT On February 27, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Johnson Holdings, Inc., :("Permittee") to construct a 2,500 square foot bank facility ("Structure") on the property which is legally described as follows: (INSERT LEGAL DESCRIPTION HERE) the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by KKE Architects, Inc. and consists of one (1) sheet dated January 16, 1996. REQUI~RED IMPROVEMENTS. The Penmittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan and Landscape Plan. The Required Improvements are as follows: Bituminous driveways, off-street parking and maneuvering areas Concrete curbing curbing around the perimeter of all bituminous surfaces Site grading Sod and seed Establishment of plantings/n accordance with the Landscape Plan prepared by Markell Laberee Design Group dated January 15, 1996 Fire lanes The ("Required Improvements)". o FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. o LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from Sunfish Lake Boulevard and McKinley Street Northwest. BUILDING FACADE. The Permittee agrees to construct all building faces of the same material as listed on the Building Elevations prepared by ICKE Architects, Inc. and dated January 16, I996.
