The <br />package includes Site Plan, Floor Plan, Building Elevations, and Landscape Plan. The plan <br />proposes to construct an office/manufacturing facility on the west side of Sunfish Lake Blvd. <br />N.W., just north of the railroad tracks. We offer the following comments: <br /> <br />The site is zoned Business Warehouse for which office/warehouse is a permitted use. <br /> <br />L&t_C_,gxtrag~ The site is approximately 4 acres in size or 175,000 square feet. Lot coverage is <br />restricted to 35% or 61,250 square feet; the proposed size of the building is 19,690 square feet. <br /> <br />Utilities: The facility will be served by municipal utilifies. For information purposes, the site plan <br />should be modified to identify power line easement along the south property tine. <br /> <br />Setbacks; The structure location meets or exceeds setbacks from Sunfish Lake Blvd., McKinley <br />Street, side and rear property lines. <br /> <br />Outside Storage/Size and Treatment: Outside storage in the Business Warehouse is restricted to <br />10% of the lot area or in this case, i7,500 square feet. The site plan indicates an outdoor storage <br />yard of 56,000 square feet. Staff will support this deviation from code provided substantial <br />plantings are established on a berm along McKinley Sweet and the southeast comer of the site to <br />screen the storage yard from the public right of way year around. The quality of the soil in the <br />berm is important to the proper growth of the screening trees, which is essential for them to <br />function as a screen.
