Sanitary sewer and watermain are readily available at the eastern boundary <br />of the property from the Fox Knoll subdivision. <br /> <br />Drainage and Utili _ty Easements: Thc grading and drainage plan provided, which has been <br />prepared by Terry Herman and is dated January 15, 1996, is generally acceptable. This <br />plan provides for all drainage within the plat to be conveyed overland to 152nd Avenue <br />which is centrally located in thc plat. A storm sewer drains eastward to a sedimentation <br />pond before discharging into protected Wedand #114P. The drainage plan a/so calls for <br />providing an outlet from the small wedand located in the southwestern corner of the plat. <br /> <br />In accordance with recommendations made at the time of sketch plan review, standard 10 <br />foot drainage and utility easements (5 foot on common property lines) around the perimeter <br />of each of the lots have been provided, and wetlands have been delineated as drainage and <br />utility easements. <br /> <br />Landscape Plan: The tree preservation and planting plan is noted on the grading plan and is <br />acceptable to the City. <br /> <br />Park Dedication: Park dedication will be satisfied with a cash conu-ibution. <br /> <br />Pedestrian Transportation: The developer will be required to construct a transportational <br />trail along 153rd Avenue N.W. and Sunfish Lake Blvd. N.W. It has been determined that <br />there may be a need to construct an On-Road "B" (sidewalk) along the southerly portion of <br />Sodium Street N.W. depending on how the area south of Fox Knoll 2nd develops. To <br />facilitate this furore possibility, the developer will be required to install curb cuts on the <br />south side of 152nd Avenue N.W. and Sodium Street and at 151st Lane and Sodium Street <br />N.W. In accordance with the recommendations of the Park Commission, the preliminary <br />plat also proposes to provide a trail link from the northerly terminus of Sodium Street to <br />153rd. If Sodium Street is redesigned as a through street, this easement will no longer be <br />necessary. <br /> <br />Existing Structures: There is a pre-existing homestead located on Lot 20 of Block 1. The <br />development agreement will require all lots, including the homestead lot, to have a paved <br />driveway. As part of the development agreement, we will also need to address <br />modifications to the existing structures to make them more compatible with the new <br />neighborho(xi. <br /> <br /> <br />
