The plat consists of approximately 22 <br />acres located west of T.H. 4t47 and south of 153rd Avenue N.W. <br /> <br />Notification: <br /> <br />State Statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff notified property owners within 500 feet of the subject property. <br /> <br />Observations: <br /> <br />The property is currently zoned B- 1 Business. The City is in the process of updating the land use <br />element of the Comprehensive Plan and the subject properly continues to be slated for commercial <br />uses. However, the applicant has received preliminary plat approval from the Planning <br />Commission and City Council to develop a portion of the property with residential lots. <br /> <br />Thc Planning Commission conducted a public hearing on March 4, 1996. There were no verbal or <br />written comments submitted at the hearing regarding the request. Subsequent to the public <br />hearing, Staff did receive a written comment from a resident opposing the development of any <br />additional homos in the area. This submittal should be entered into the findings of fact. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map d) <br />b) Proposed plat e) <br />c) Ltr from Dick Hartman dated March 4, 1996 <br /> <br />Proposed findings of fact <br />Proposed ordinance <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend approval of the proposed rezoning. <br /> CounciI Action: <br /> <br />Motion to: <br />Amend the proposed f'mdings of fact to note receipt of a transmittal from Dick Hartman of <br />5515 152nd Avenue N.W. opposing the proposed rezoning. <br /> <br />Motion to: ~..L~t~. qX. <br />Adopt Resolution #96-03~ adopting <br />Edmundson's request for a rezoning. <br /> <br />Findings of Fact #~_ relating to Blaine <br /> <br />Motion to: <br />Introduce Ordinance g96 <br />Residential. <br /> <br />to rezone certain property from B-1 Business to R-1 Urban <br /> <br />CC: <br /> <br />3/12/96 <br /> <br /> <br />
