I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR REVISION TO APPROVED PRELIMINARY PLAT FOR <br />CHESTNUT RIDGE 2ND ADDITION; <br /> CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On August 22, 1994, the Ramsey City Council granted preliminary plat approval to Chestnut <br />Ridge 2nd Addition. The approved preliminary plat consisted of 73 single family lots. <br /> <br />Observations: <br /> <br />The developer is requesting a minor modification to the approved preliminary plat to consmact the <br />cul-de-sac on the north side of Sunwood Drive as a through street to intersect with Sunwood <br />Drive. This modification is precipitated by the realignment of Sunwood Drive to the north. This <br />realignment made the lots on the south end of the cul-de-sac substandard and forced the road to go <br />through as a through street. The developer then gained developable property on the south side of <br />Sunwood Drive and was able to replace the lots lost on the north side of Sunwood Drive. <br /> <br />It is Staff's opinion that this modification is not significant enough to warrant a public hearing. <br />The Planning Commission reviewed the modification on March 4 and recommended approval of <br />same. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Approved preliminary plat <br />Proposed revised preliminary plat <br /> <br />Recommendation: <br /> <br />City Staff and the Planning Commission recommend approval of the modification to the Chestnut <br />Ridge 2nd Addition Preliminary Plat. <br /> <br />Council Action: <br /> <br />Motion to: <br />Grant approval to the revised preliminary plat for Chestnut Ridge 2nd Addition prepared by <br />Passe Engineering, Inc. and entitled Preliminary Plat of Chestnut Ridge 3rd and 4th <br />Additions. <br /> <br />Review Checklist: City Engineer <br />CC: 3/12/96 <br /> <br /> <br />
