These impact improvements would include <br />upgrading the roadway to its ultimate section between 142nd Avenue and 153rd Avenue. <br /> <br />$ 981,00(} <br /> <br />Total Development Costs <br /> <br />~900 <br /> <br />Determination.of Trip Generation from Undevelo0ed Lands <br /> <br />The current :Comprehensive Plan projects the following gross acreage of developable property <br />within the city; the majority of this land lies south of 153rd/155th Avenue. <br /> <br />Single Family <br />Mixod Residential <br />Commercial/Industrial <br /> <br />781 acres <br /> 69 acres <br />574 acres <br /> <br />The following assumptions are being made: <br /> <br /> · 25% lot coverage for commerciabrmdustrial property <br /> · Three single-family units per acre <br /> · Seven units per acre for mixed residential <br /> · 10 trips per day for single-family unit (Comprehensive Plan) <br /> · 8 trips per day for mixed residential (Comprehensive Plan) <br /> · 30 trips per 1000 square feet C/I building space (Comprehensive Plan) <br /> <br />The above assumptions lead to the following average daily trip (ADT) projections: <br /> <br /> Single Family Residential 23,430 <br /> Mixed Residential 3,864 <br /> Commercial/Industrial _I 87,525. <br /> TOTAL- 214,819. · <br /> <br />Determination of Transr~ortation Impact Fee <br />After having identified the total development-related transportation costs associated with future <br />development of undeveloped land al $12,200,000, and the number of future development-related <br />trips at 215,000 per day, it is possible to conclude an impact fee of $56.70 per trip be collected. <br />Using the trip generation rates suggested by the land use information in the transportation portion <br />of the 1990 Comprehensive Plan Amendment, the following impact fees could be justified. <br /> <br /> Single Family Residential $567 per unit <br /> Mixed Use Residential $453 per unit <br /> Commercial/Industrial $i,701 per 1000 square feet <br /> <br /> <br />
