CASE # <br />REQUEST FOR FINAL PLAT APPROVAL OF BRANDSETH; <br />' CASE OF BLAINE EDMUNDSON <br />By: Zoning Administrator Sylvia Frolik <br />Background: <br />Brandseth is located in the southwest corner of the intersection of 153rd Avenue N.W.. and T.H. <br />#47. The plat consists of approximately 22 acres proposed to be platted into 40 single family <br />urban residential lots and one 8.75 acre outlot reserved for future commercial development. <br />The following items are enclosed for your information: <br />' a) -Site location map <br />b) Proposed final plat <br />' c) City Staff review letter dated March 19, 1996 <br />d) - Proposed resolution for fmal plat approval <br />C) Proposed development agreement <br />' Notification: <br />Property owners within 500 feet of the subject property were notified of the preliminary plat public <br />hearing. No notification of the request for final plat approval is required by State statute. <br />I Observations: <br />A majority of the property is zoned B -1 Business, except for a small portion along the south plat <br />' boundary which is zoned R -1 Urban Residential. The City Council has approved rezoning a <br />portion of thc. property to accommodate the proposal for 40 single family lots. <br />' As reported at the time of preliminary plat approval, all lots meet the minimum area and width <br />requirements. The plat will receive access from 153rd Avenue N.W. and all lots will receive <br />access from interior streets. The plat provides for the platting of 152nd Avenue N.W. to the west <br />boundary to provide future access to City -owned property. In accordance with Mn/DOT's <br />' comments, the Developer has provided an additional 27 feet of right -of -way along T.H. #47, the <br />value of which will be credited towards the transportation impact fee due on the plat. <br />The final plAt provides for the standard drainage and utility easements around the perimeter of each <br />of the lots. <br />The Park Commission met in September of 1995 and confirmed in November that park dedication <br />shall consist of a cash payment. <br />The developer is also required to construct a pedestrian trail parallel to 153rd Avenue N.W. from <br />' T.H. #47 to C.S.A.H. #5. The transportation impact fee due from Mr. Edmundson will be <br />credited in an amount equal to $7.00 per lineal foot of trail constructed. <br />- 73 <br />Y <br />
