I <br />I <br />I <br />I <br />I <br />I <br /> <br /> CASE <br /> <br />AMENDMENT TO SITE PLAN FOR LISTUL INDUSTRIES; <br /> CASE OF SHARP AND ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On February 27, 1996, the City Council approved the site plan for the new Listul facility on Lot 1, <br />Block 1, Femora. Addition, which is located on the west side of Sunfish Lake Blvd., just north of <br />the Burlington Northern railroad tracks. The approved site plan was for an office-warehouse <br />facility proposed to be 19,690 square feet in size. <br /> <br />Subsequent to site plan approval, it was determined by Listul and Sharp Associates that because of <br />certain building code requirements, constructing the paint room within the principal building <br />substantially increased the overall cost of the facility. Consequently, the applicants are requesting a <br />site plan amenfl~ment to house the painting operations in an accessory building on the site. The <br />following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Original Site Plan <br />Revised Site Plan and building elevations <br /> <br />Observations: <br /> <br />The paint room was originally proposed to be 30' x 70' in size within the principal building. The <br />applicants are proposing to construct a 30' x 70' accessory building to house the painting <br />operations, retain the principal building at its originally proposed 19,690 square feet, and convert <br />the paint mom in the principal building to shop area. <br /> <br />The addition of the accessory building to the site plan does not exceed the 35% lot coverage or the <br />30% of principal buiding size restrictions. The accessory building will be in conformance with <br />property line setbacks and will not encroach on the 60 foot power line easement along the south <br />property line. As with the principal building, the accessory building will also be consUmcted of <br />rock face concrete block. <br /> <br />As mentioned in a previous meeting, Anoka County has denied an exit-only from the Listul site <br />onto C.S.A.H. #57. To alleviate the County's concerns that this exit-only would eventually <br />evolve into a more intense site access, an alternate plan has been forwarded to the County that <br />would provide for a gated exit onto C.S.A.H. #57. At the date of this writing, the City has not <br />received a response from Anoka County regarding the gated exit. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the amendment to the Listul site plan. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny the amendment to the Listul Site Plan dated March 26, 1996. <br /> <br />Review Checklist: <br /> <br />City Administrator" <br />City Engineer <br /> <br />CC: 4/23/96 <br /> <br /> <br />
