! <br /> I <br /> I <br />I <br /> <br />I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> t <br /> I <br /> I <br /> <br />CASE <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF <br />BUSINESS PARK 95 2ND ADDITION; CASE OF CITY OF RAMSEY <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On April 9, the City Council granted preliminary plat approval to Business Park 95 2nd Addition. <br />The area to be platted is approximately 65.5 acres in size and was approved to be subdivided into 6 <br />industrial lots for development, 3 outlots for future development, 1 out_lot for drainage and utility, <br />and 1 outlot for possible future extension of McKinley Street to the City's eastern boundary. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Prbposed final plat <br />City Staff review letter dated April 17, 1996 <br />Resolution for f'mal plat approval <br /> <br />Observations: <br /> <br />All of the lots meet the one acre minimum area requirement. All lots except Lot 2, Block 2, meet <br />the 200 foot of frontage on a public road requirement. Lot 2, Block 2, is currently occupied by <br />Bjorklund ReadyCMix and under the subdivision proposed, would become landlocked. Severing <br />the Bjorklund pamel from direct access onto Uranium by the creation of an outlot is to ensure the <br />protection of a valuable grove of trees adjacent to Uranium Street. In exchange, the City will grant <br />the Bjorklund parcel a perpetual easement for access to Uranium Street. <br /> <br />All lots other lots will receive public access from McKinley, Uranium, or Indusa'y Avenue. <br />McKinley Street is being constructed by the City with tax increment financing revenues to promote <br />economic development activities. <br /> <br />The plat was reviewed by the Park Commission on April 11 and they have recommended that park <br />dedication be collected as site plan development permits are entered into for each of the individual <br />lots. <br /> <br />Recommendation: <br />City Staff rex~mmends final plat approval. ~~ <br /> Council Action: cc.x~ <br /> Motion to; <br /> Adopt Resolution g96- granting final plat approval to Business Park 95 2nd <br /> Addition. <br /> <br />Review Checklist: <br /> <br />CC: 4/23/96 <br /> <br />City AdministratoJ: <br />City Engineer <br />Economic Development Coordinator <br /> <br /> <br />
