Ramsey, Mn 55303 Re: Final Plat Review; Business Park 95 2nd Addition City Council Members: Hakanson Anderson has been engaged by the City of Ramsey to prepare a final plat to subdivide recently acquired property in the Industrial Distr/ct into industrial lots and outlots for furore development We offer the following comments: General: The proposed plat is in the Industrial District and consists of approximately 65.5 acres to be subdivided into 6 lots and 5 oudots. Lot Sizes and Dimensions: With the construction of McKinley Street, all of the lots except Lot 2, Block 2, will have the minimum amount of frontage on a public road. All of the lots meet the 1 acre minimum lot size requirement. Lot 2, Block 2 will be granted a perpetual easement for access to Uranium Su'eet N.W. Streets: The lots will receive public access from McKinley Street N.W., Uranium Street N.W. or Industry Avenue. The McKinley Street extension to the east is being constructed by the City with Tax Increment Financing revenues to promote economic development in the area. Park Dedication: The Park Commission reviewed the plat on April 11 and determined that park dedication should be collected as individual development permits are entered into for each of the lots at the rate in effect at that time.
