EASEMENT RW 96-2-1 (Torrens) .' The Undersigned Grantor(s) for and in consideration of Eight Hundred Fifty and no/100 Dollars ($850.00) and other good and valuable cQnsideration, the receipt whereof is hereby acknowledged, do hereby grant and convey to U S WEST COMM~3NICATIONS, INC., a Colorado corporation, (Grantee), whose address is 5910 Shingle Creek Parkway, Brooklyn Center, Minnesota 55430, its successors, assigns, lessees, licensees and agents a perpetual easement to construct, reconstruct, operate, maintain and remove such telecommunications facilities, including electrical facilities, from time to time, as said Grantee may require upon, over, under and across the following described land which the Grantor owns or in which the Grantor has any interest, to wit: PROPERTY DESCRIPTION: Outlot B, Business Park 95 Addition. EASEMENT DESCRIPTION: Beginning at the Southwest corner of Outlot B, Business Park 95 Addition; thence Southeasterly along the Southerly line of said Outlot B a distance of 30.00 feet; thence Northeasterly at a right angle a distance of 20.00 feet; -thence Northwesterly at a right angle and running to the West line of said Outlot B; thence South along said West line to the point of beginning, and there terminating. The exact location of the easement site shall be surveyed and staked for approval by both parties; after approval, this easement description shall be modified, -if necessary, in accordance with the survey. (Said easement parcel is shown on Exhibit A attached hereto and made a part hereof) situate in the County of Anoka , State of Minnesota. Grantee shall have the right of ingress and egress over and across the lands of the Grantor to and from the above describedproperty and the right to clear and keep cleared all trees and other obstructions as may be necessary. Grantee shall be responsible for all damage caused to Grantor arising from Grantee's exercise of the rights and privileges herein granted.
