Since there was indication that some of Council thought Limonite <br />Street should extend to 149th Avenue, Good Value Homes wants to keep open the option of where <br />147th Avenue intersects C.R. #56. Mr. Peterson asserted that although this is not a deal breaker <br />issue, if he were to have his preference, he would suggest that 147th not be finished out to C.R. <br />#56 but just bring Limonite north to 149th. He asserted that this might not be the preference of the <br />neighbors, and this was really the Planning Commission's 'call'. <br /> <br />Motion by Cornrgfi'ssioner Thorud and seconded by Commissioner Deemer to recommend that City <br />Council grant prel. iminary plat approval to Pondview, wherein 147th Avenue terminates on the east <br />property line of the commercial property and Limonite Street is extended out to 149th Avenue. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden, Commissioners Thorud, Deemer, Holland, <br />LaDue, and Terry. Voting No: None. <br /> <br />Case #6: Request for Preliminary Plat Approval of Sunfish Estates; Case of <br /> Good Value Homes <br /> <br />Zoning Administrator Frolik stated that Good Value Homes is requesting preliminary plat approval <br />of Sunfish Estates, which consists of approximately 12 acres proposed to be subdivided into 25 <br />single family urb. lm residential lots. The property is located on the southeast side of Sunfish Lake. <br />Earlier this evem.ng the Board of Adjustment granted a variance to the size of non-riparian lots. <br />Park dedication ,~ill consist of a cash payment with a credit for path construction along the rear of <br />Lots 14, 15 and t6. The developer will also be required to construct a transportation mail along <br />Sunwood Drive, adjacent to the plat. <br /> <br />Chairperson Bawden inquired if the requirement for easement on the southem end of plat for a axil <br />corridor was a recommendation from the Park and Recreation Commission. <br /> <br />Ms. Frolik replied that the Park and Recreation Commission wanted some opportunity for a view <br />of the lake. <br /> <br />Commissioner Holland noted the trail that will be running along Sunwood Drive, and questioned <br />the need for two lrails with the same view. <br /> <br />Commissioner D~mer viewed this as forcing private property owners to have a trail. <br /> <br />Commissioner Holland questioned whether this proposed trail goes through water, and <br />Commissioner Deemer replied that it is fairly dry land. <br /> <br />City Engineer Jankowski reminded the Planning Commission that this is a scaled-back <br />compromise of W~hat was originally proposed. However, it has been scaled back to the extent <br />where we need t°question whether this is really needed. <br /> <br />John Peterson, Good Value Homes, agreed that this was a compromise from what was originally <br />requested. He stated that he has been against the trail all along. He explained that it is possible to <br />grant an easement to the pubic without deeding the land to the public, however, the legitimate <br />question is where is the trail going and what do you do when you get there.
