I <br /> i <br /> I <br /> I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL <br />OF OLD SCHOOL HOUSE NO. 28 ADDITION; <br />CASE OF CITY OF RAMSEY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The City is in the process of platting the former public works site into two parcels to accommodate <br />the existing old gchool house/town hall and a previously approved.bank facility. <br /> <br />Noti fica tio n: <br /> <br />No public notification is required for minor subdivisions. Staff is of the opinion that the platting of <br />this property has, no particular impact on surrounding properties and therefore no notification of the <br />pending lot spli(:was issued. <br /> <br />Observations: <br /> <br />The property is ~zoned B- 1 Business and both of the lots meet the 1/2 acre minimum lot size. The <br />minimum lot depth is 150 feet and both of the lots meet that requirement. <br /> <br />The lots front ola T.H. g47 but will receive access from a private road extension off of 142nd <br />Avenue N.W. A;t the time the site plan for the bank was reviewed, Mn/DOT stated a need for an <br />additional 12 feet of right-of-way along T.H. #47 to create a 45 foot wide right-of-way on the west <br />side of the centefline. The proposed plat accommodates that additional right-of-way. In addition, <br />the site plan review for the bank revealed that 142nd Avenue N.W. crossed the northwest comer of <br />the subject pmparty and that segment of the street was not officially dedicated as a public street. <br />The proposed plat also corrects that situation. <br /> <br />The plat will be reviewed by the Park Commission on May 9 and it is anticipated that park <br />dedication will consist of improvements to the old school house site. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed final plat <br />CiD' Staff review letter dated May 8, 1996 <br />PrOposed resolution for final plat approval <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend final plat approval. <br /> C°unci' A c ti°n: (/~/~ ~ / OFf''~~~~ <br /> Motion to: _~__3~n <br /> Adopt Resolution #96-05- ting final plat approval to Old Shool House No. 28 <br /> Addition. <br /> <br />Review Checklist: City Engineer <br /> <br />CC: 5/14/96 <br /> <br /> <br />
