CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />DAVE'S CUSTOM DIGGING <br /> <br />On April 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Dave's <br />Custom Digging, ("Permittee"), a Minnesota corporation, to construct a 1,568 square foot office <br />building ("Structures") on the property which is legally described as follows: <br /> <br />Lot 3, Block 2, HY-10 Ramsey Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />i. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan dated <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Requirement Improvements are as follows: <br /> <br />Site grading;, <br />Installation of a bituminous customer/employee parking log <br />Installation of B-612 continuous concrete curbing along the south and east lines of <br />the parking lot (butting the sidewalk along the along the east parking lot line right <br />up to that bituminous edge w/ll suffice for curbing along that line; <br />Establishment of turf in areas disturbed during construction; <br />Landscaping, screening and berming in accordance with the Site Plan; <br />Installation of detention ponds in accordance with the Site Plan; <br />Fire lanes. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as dLrected by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site shall deflect light away from the public <br />roads and bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the <br />bulb is not visible from off of the Site. <br /> <br />BUILDING FACADE. The City herein agrees that exterior walls shall consist of vinyl <br />siding with a brick trim applied to the building front. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 10 of this Permit. No Certificate of Occupancy for the <br />structure will be issued until: a) the Required Improvements are accepted by the City and; <br />b) the landscaping maintenance guarantee has been provided in accordance with Item #11 <br />of this Development Permit. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
