I
I
I
I
I
I
i
I
I
I
I
I
I
I
I
I
I
I
I

CASE

REQUEST FOR SITE PLAN APPROVAL FOR COPPER SALES;
CASE OF CORPORATE REAL ESTATE
By: Zoning Administrator Sylvia Frolik

Background:

Corporate Real Estate has been retained by Saucier to prepare a site plan for their new Copper
Sales facility to be constructed in Business Park 95 2nd Addition on the south side of McKinley
Street. The following items are enclosed for your information:

a)
b)
c)
d)
d)

Site location map
Site plan
C~ty Staff review letter dated March 29, 1996
I4~ tter from Corporate Real Estate dated April 1, 1996
P/'oposed development permit

In addition to (2ity Code, the proposal is also subject to a review by the Business Park 95
Architectural Review Board.

Noti fi ca tion:

Site plans are not required to be subjected to public hearings. In addition, the City owns Business
Park 95 2nd Ad ,dition and, the proposed development would have no peculiar impact on other
industrial parcels in the vicinity that are not owned by the City.

Observations:

The Planning Commission reviewed the site plan on April 2, 1996. The proposed project is a
30,400 square foOt office/warehouse facility and meets City Code requirements for lot coverage,
setbacks, architectural standards, landscaping, screening, waste storage and number of off-street
parking spaces.

All driveways, p~king lots, maneuvering areas and outside storage yards are required to be paved
and f'msihed with;B-612 concrete curbing. At the applicant's request, the Planning Commission is
recommending waiving the curbing requirements for the storage yard on the east side of the
building and the driveways along the south side of the building. The storage yard on the east is
proposed as a fu~re expansion area and the improvements would have to be destroyed. The
driveways along the south side of the property are adjacent to a railroad track and a power line
easement.

The City should be provided with a modified Site Plan that:

1. Clearly identifies those areas that will be finished with bituminous and curb and
th6~se areas that will be finished with only bituminous.

2. prOvides an exterior lighting plan.

A Grading and Drainage Plan has been submitted and is generally acceptable.

RecommendatiOn:

The Planning Commission and City Staff recommend site plan approval.
