The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />d) <br /> <br />Site location map <br />Site plan <br />C~ty Staff review letter dated March 29, 1996 <br />I4~ tter from Corporate Real Estate dated April 1, 1996 <br />P/'oposed development permit <br /> <br />In addition to (2ity Code, the proposal is also subject to a review by the Business Park 95 <br />Architectural Review Board. <br /> <br />Noti fi ca tion: <br /> <br />Site plans are not required to be subjected to public hearings. In addition, the City owns Business <br />Park 95 2nd Ad ,dition and, the proposed development would have no peculiar impact on other <br />industrial parcels in the vicinity that are not owned by the City. <br /> <br />Observations: <br /> <br />The Planning Commission reviewed the site plan on April 2, 1996. The proposed project is a <br />30,400 square foOt office/warehouse facility and meets City Code requirements for lot coverage, <br />setbacks, architectural standards, landscaping, screening, waste storage and number of off-street <br />parking spaces. <br /> <br />All driveways, p~king lots, maneuvering areas and outside storage yards are required to be paved <br />and f'msihed with;B-612 concrete curbing. At the applicant's request, the Planning Commission is <br />recommending waiving the curbing requirements for the storage yard on the east side of the <br />building and the driveways along the south side of the building. The storage yard on the east is <br />proposed as a fu~re expansion area and the improvements would have to be destroyed. The <br />driveways along the south side of the property are adjacent to a railroad track and a power line <br />easement. <br /> <br />The City should be provided with a modified Site Plan that: <br /> <br /> 1. Clearly identifies those areas that will be finished with bituminous and curb and <br /> th6~se areas that will be finished with only bituminous. <br /> <br /> 2. prOvides an exterior lighting plan. <br /> <br />A Grading and Drainage Plan has been submitted and is generally acceptable. <br /> <br />RecommendatiOn: <br /> <br />The Planning Commission and City Staff recommend site plan approval. <br /> <br /> <br />
