{00 <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />COPPER SALES, INC. <br /> <br />On April 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Copper Sales, <br />Inc., CPermittee") to construct a 30,400 square foot office/warehouse facility CStmcture") on the <br />property which is legally described as follows: <br /> <br />Lot 1, Block 3 - Business Park 95 2nd Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />I. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Bernard Herman Architects, Inc., consisting of one <br />(t) sheet dated March 15, 1996, Revision Date <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Landscape Plan. The Required Improvements are as <br />follows: <br /> <br />Bituminous driveways, off-street parking and maneuvering areas <br />B-612 concrete curbing around the perimeter of all bituminous surfaces installed <br />west of a line drawn north and south through the parcel at the location of the west <br />building wall, which shall include the west side of the southwest drive to loading <br />area. <br />Site grading <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan prepared by <br />the Bernard Herman Architects, Inc. and dated March 29, I996. <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />McKinley Street Northwest. <br /> <br />BUILDING FACADE.
