{00 CITY OF RAMSEY DEVELOPMENT PERMIT COPPER SALES, INC. On April 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Copper Sales, Inc., CPermittee") to construct a 30,400 square foot office/warehouse facility CStmcture") on the property which is legally described as follows: Lot 1, Block 3 - Business Park 95 2nd Addition, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: I. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Bernard Herman Architects, Inc., consisting of one (t) sheet dated March 15, 1996, Revision Date REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan and Landscape Plan. The Required Improvements are as follows: Bituminous driveways, off-street parking and maneuvering areas B-612 concrete curbing around the perimeter of all bituminous surfaces installed west of a line drawn north and south through the parcel at the location of the west building wall, which shall include the west side of the southwest drive to loading area. Site grading Sod and seed Establishment of plantings in accordance with the Landscape Plan prepared by the Bernard Herman Architects, Inc. and dated March 29, I996. Fire lanes The ("Required Improvements)". FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from McKinley Street Northwest. BUILDING FACADE. The Permittee agrees to construct all building faces of the same material as listed on the Building Elevations prepared by Bernard Herman Architects, Inc. and dated March 13,1996.
