I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF FERRUM ADDITION; <br /> CASE OF CITY OF RAMSEY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The City of R ~ar¢~ sey is in the process of platting recently acquired property lying west of Sunfish <br />Lake Blvd. and north of the Burlington Northern Railroad. The area to be platted is approximately <br />8.5 acres in size .and is proposed to be subdivided into 1 industrial lot for development and 1 outlot <br />for possible future development. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />t~. wP~sSed plat <br /> taff review letter dated April 4, 1996 <br />P~'oposed resolution for final plat approval <br /> <br />Observations: <br /> <br />The lot to be pla~ted meets the 1 acre area and 200 feet of frontage on a public road requirements. <br />The lot will receiye access from McKinley Street and is proposed to have an exit only onto Sunfish <br />Lake Blvd. Staff is expecting a response from the Anoka County Highway Department regarding <br />the proposed exi~ onto Sunfish Lake Blvd. by April 9. McKinley Street is being consmacted with <br />City Tax Incremo;nt Revenues to promote economic development in the area. <br /> <br />Drainage will be 'drained to the western side of Lot i, where a regional storm detention pond will <br />be constructed which will discharge to the storm sewer located along the western side of Sunfish <br />Lake Blvd. N.WJ <br /> <br />The plat will be ~'eviewed by the Park Commission at their regular meeting in April for park <br />dedication require:menu. It is anticipated that park dedication will consist of a cash payment. <br /> <br />The Planning Commission reviewed the sketch plan on April 2, 1996. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend final plat approval. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Reaolufion g96-04-~ ~ranting final plat approval to Ferrum Addition contingent <br />upon a favbrable response f~om Anoka County regarding the exit onto Sunfish Lake Blvd. <br /> <br />Review Checklist: <br /> <br />CC: 4/9/96 <br /> <br />City Administrator <br />City Engineer <br />Economic Development Coordinator <br /> <br /> <br />
