MEMORANDUM

DATE:

June 17, 1996

TO:

FROM:

SUBJECT:

Mayor and Councilmembers
Ryan Schroeder, City Administrator
Glyn Huff, Building Official
Steve Lutmer, Building Inspector
Sylvia Frolik, Zoning Administrator
Jessie Hart, Finance Officer
Linda Waite-Smith, Administrative Services Manager ./~
James Gromberg, Economic Development Coordinator~//~/
Building Activity for May, 1996

Attached for your review are the building permit reports for the month of May, 1996. As the
reports show, the City issued 33 new home permits which compares to the 20 projected during this
period in the residential activity forecast. This brings the total single family home permits to 139
for the year. This rate of construction puts the City on a path to construct a total of 248 new homes
in 1996, which will result in a population increase of approximately 851 people, bringing the
estimated total population to 17,984.

During the month of May, the City also issued permits for 2 commercial facilities. These facilities
combined create over $1,049,000 in new market value. These two buildings reflect the
construction of 11 new homes to create the same increase in market value for tax purposes. In
addition, to create the same amount of tax revenue, the City would need to consu'uct over 41 new
homes using the current tax rates and average home value. These comparisons underscore the
importance of the City continuing to develop a strong commercialfmdustrial tax base. In this
regard, if you know of any business that may be in the market for a new facility, please encourage
them to contact the City.

If you have any questions concerning these reports, please contact me.

3
