The property is located in the northeast comer of the intersection of Industry <br />Avenue and Ramsey Blvd. The approved plat consisted of about 85 acres proposed to be <br />subdivided irate approximately 135 single family lots. Good Value is intending to final plat <br />the frrst 46 lois at this time. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff Review Letter dated July 2, 1996 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />State statute does not require notification of final plat approvals to neighboring property <br />owners. However, in accordance with State Statute, neighboring property owners were <br />notified of the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />Lots 1 through 15 are considered riparian and meet the 15,000 square foot minimum area <br />requirement. All other lots meet the 10,800 square foot minimum area requirement. All <br />lots meet the minimum w/dth requirements. <br /> <br />The plat will receive access from the extension of Hematite Street N.W. north off of <br />C.S.A.H. #116. The final plat should be corrected to designate 144th Circle N.W. as <br />146th Circle N.W. and 145th Avenue N.W. should be designated as 147th Avenue N.W. <br /> <br />The standard drainage and utility easements have been provided around the perimeter of <br />each of the lots. Wetland #2-118 should be dedicated as drainage easement rather than <br />Park. <br /> <br />The municipal water and sanitary sewer are being installed as a private project with no <br />financial participation on the part of the City. <br /> <br />Park dedication will consist of wail development along the east plat boundary. The <br />Developer will be required to provide the City with separate, recordable trail easements <br />over the platted drainage and utility easements as an on-site alternate trail route around the <br />wetland along the east property line in the event acquisition of high ground suitable for trail <br />construction ~s not possible from the landowner to the east. <br /> <br />The Plat is subject to a Transportation Impact Fcc. Thc Developer is also being required to <br />install a pedestrian transportation path parallel to C.S.A.H. #116 that is eligible for credit <br />against the Transportation Impact Fee due on the plat <br /> <br /> <br />
