'1 <br /> <br />I <br /> <br /> I <br />I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br /> I <br /> <br /> I <br /> I <br /> <br />CASE #:3 <br /> <br /> REQUEST FOR FNAL PLAT APPROVAL OF <br />CHESTNUT RIDGE 3RD ADDITION; CASE OF GOOD VALUE HOMES <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson of Good Value Homes is requesting final plat approval of Chestnut Ridge <br />3rd Addition. In accordance with the revised preliminary plat approved on March 12, <br />1996, the plat consists of the final 44 lots approved under the preliminary plat for Chestnut <br />Ridge 2nd Addition totaling 73 lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated July 2, 1996 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Notification of pending final plat approvals does not require notice to adjacent property <br />owners. <br /> <br />Observations: <br /> <br />In accordance with the approved preliminary plat, all of the lots meet the minimum area and <br />width requirements. The plat will receive access from extensions of Potassium Street north <br />and south off of Sunwood Drive and extensions of 148th Avenue and Neon Street off of <br />Potassium. None of the lots will have direct access onto Sunwood Drive. <br /> <br />Park dedication will be a cash contribution. The developer is also responsible for <br />constructing an off-road trail parallel to Potassium Street. <br /> <br />The standard drainage easements have been provided around the perimeter of all the lots. <br />However, the wetlands also need to be dedicated as drainage easements on the plat. <br /> <br />The public improvements will be installed by the Developer as a private project with no <br />financial participation on the part of the City. <br /> <br />Recommen da ti on: <br /> <br />City Staff recommends final plat approval contingent compliance with City Staff Review <br />Letter dated July 2, 1996. <br /> <br /> <br />
