The property is located on the east side of Sunfish Lake. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />c) <br />d) <br /> <br />Site location map <br />Proposed final plat <br />City Staff Review Letter dated July 2nd 1996 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Notification of pending final plat approvals does not require notice to adjacent property <br />owners. However, in accordance with State Statute, property owners within 350 feet of <br />the subject property were notified of the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />In accordance with the preliminary plat approved on March 12, 1996, the plat consists of <br />about 12 acres proposed to be subdivided into 25 single family urban residential lots. <br /> <br />The riparian lots on Wetland #2-113 meet the 20,000 square foot area requirement. As you <br />may recall, the Board of Adjustment granted a variance to the 15,000 square foot minimum <br />lot size requirement on the non-riparian lots. All of these lots average 13,800 square feet in <br />size and the developer did not attain any more lots overall than he would have if he had met <br />the 15,000 square foot requirement on a lot by lot basis. <br /> <br />The proposed final plat provides the standard drainage and utility easements around the <br />perimeter of each of the lots. Wetland 2-113 has also been delineated as drainage easement <br />on the plat. However, the final plat should be modified to also dedicate an area of wetland <br />on Lots 16 and 17 as drainage easement also. <br /> <br />Park dedication will consist of a cash payment. It should be noted that the Sunwood Drive <br />Street Improvement project will include a trail parallel to the plat. <br /> <br />A modification to the street number assignments is also required on the final plat. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval contingent compliance with City Staff Review <br />Letter dated July 2, 1996. <br /> <br /> <br />
