I <br />! <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />! <br />1 <br />I <br />i <br />i <br />I <br />I <br />! <br />I <br /> <br />CASE # ,.~ <br /> <br />REQUEST FOR SITE PLAN APPROVAL OF AMPRIDE; <br />CASE OF HENNEPIN CO-OP SEED EXCHANGE <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Hennepin Co-op Seed Exchange is seeking site plan approval to develop a 4,937 square <br />foot convenience store with gas sales and car wash in the southeast quadrant of the <br />intersection of Sunfish Lake Blvd. and T.H. gl0. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Conceptual Site plan <br />'City Staff review letter dated June 27, 1996 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site <br />is surrounded bY commercial properties, no notification of the pending development was <br />forwarded to area property owners. <br /> <br />Observations: <br /> <br />The site plan proposes one access from T.H. gl0 and two from Sunfish Lake. Blvd. <br />Staff's comments in the Review Letter of June 27, 1996 recommend no access from' T.H. <br />gl0 becuase of~its proximity to the intersection of T.h. gl0 and Sunfish Lake Blvd. And, <br />because of the 'high activity level at this intersection, Staff also recommended one access <br />onto Sunfish Lake Blvd. that would be shared with the parcel to the south of this site and <br />would align with the access to the retail center on the west side of Sunfish Lake Blvd. (The <br />final site plan will be forwarded to Mn/DOT for review and comment.) <br /> <br />At the Planning Commission meeting on July 2, 1996, the Planning Commission and City <br />Engineer negotiated a new access plan with the applicant. It was agreed that there will be <br />no access from T.H. gl0 and the two accesses onto Sunfish Lake Blvd. will be retained; <br />the northerly one will be an exit only and the southerly one will be a site entrance. <br /> <br />The site plan submitted complies with City Code requirements for architectural standards, <br />trash enclosure, lot coverage, and number of off-street parking spaces. <br /> <br />Although there is verbal commitment, the final draft of the site plan needs to verify that all <br />travelled portions of the site will be paved and curbed. The final draft of the site plan also <br />needs to ident2y structure setback measurements, a detailed landscape plan and a grading <br />and drainage plan. <br /> <br /> <br />
