That's double charging them - the issue is, this <br />is for final plat approval. <br /> <br />Motion by Councilmember Peterson and seconded by Councilmember Beahen to adopt <br />Resolution 4/96-01-006 granting final plat approval to Chestnut Ridge 2nd Addition with <br />the change of the impact fee in the development agreement from $500 to $250, contingent <br />upon compliance with City Staff review letter dated January 3, 1996, and entering into the <br />development agreement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Peterson, Beahen, Beyer <br />and Zimmerman. Voting No: None. <br /> <br />Case #3: Request for Site Plan Approval; Case of Sharp & Associates <br /> <br />Zoning Administrator Schroeder stated that Dennis'Sharp of Sharp & Associates is <br />requesting site plan approval to construct the second and final phase to the multi-tennant <br />office/warehouse on Lot 1, Block 1, Ramsey 67 Industrial Park. She reported that the site <br />plan proposes to construct a 37,859 square foot addition to Mr. Sharp's Business Park <br />located on C.R. 4/116 and Uranium Street. This will bring the total size of the facility to <br />64,279 square feet. The proposed project meets all City Code requirements. <br /> <br />Motion by Councilmember Zimmerman arid seconded by Councilmember Beahen to <br />approve the site plan prepared by Sharp and.Associates for Phase II of Business Park on <br />Lot 1, Block 1, Ramsey 6"/Industrial Park, contingent upon the developer entering into a <br />development agreement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Zimmerman, Beahen, Beyer <br />and Peterson. Voting No: None. <br /> <br />Case #4: Request for Final Plat Approval of Northfork Itasca Shores; <br /> Case of North Fork, Inc. <br /> <br />Mayor Hardin announced he would abstain from discussion and voting on this case as he <br />lives in the development. <br /> <br />Zoning Administrator Frolik stated that North FOrk, Inc. is requesting tidal plat approval of <br />another portion of the Northfork P.U.D. located southwest of Lake Itasca. The plat is to <br />be named Northfork Itasca Shores and consists of 11 single family lots. The lots meet the <br />one acre minimum lot size and are at least 160 feet wide at the street frontage or building <br />setback line. The lots are proposed to receive public access from an 1,100 foot cul-de-sac <br />to be named Andrie Court NW. Council approved exceeding the 600 foot maximum cul- <br />de-sac length contingent upon the developer constructing the bubble with a large enough <br />radii to accommodate larger vehicles rounding the cul-de-sac and driving back out of the <br />neighborhood in one movement. The developer was also required to construct a <br />landscaped center island in the cul-de-sac bubble to provide additional area for runoff and <br />snow storage and break up the space of blacktop. Ms. Frolik described the drainage plan <br />which handles drainage from Itasca Shores and, in addition, drains approximately 500 feet <br />of Andrie Street. An alternative drainage plan has also been discussed which would limit <br />the amount of length of overland flow 'along Andrie to 700 feet. This alternative would <br />require installation of 1,200 feet of storm line south of the existing catch basins on Andr-ie. <br />If this alternative is chosen, it is proposed that the City would contribute the cost of <br />restoring the bituminous and turf disturbed by the installation of the extended storm sewer <br />along Andrie. Ms. Frolik noted that the development agreement puts the developer on <br /> <br />City Council/January 9, 1996 <br /> Page t0 of 20 <br /> <br /> <br />
