CASE # 41 <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF A.E.C. ENERGY PARK <br />2ND ADDITION; CASE OF ANOKA ELECTRIC COOPERATIVE (AEC) <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />AEC is requesting final plat approval to replat Lots 1, 2, 3, and 4 of Block 3 in A.E.c. <br />Energy Park into one lot and one outlot. All but the easternmost 71 feet of what is <br />currently platted as Lots 1, 2, 3 and 4 will become Lot 1 to accommodate the <br />office/researclgmanufacmring facility presented in the site plan from Vision-Ease Lens this <br />evening. The remnant 71 feet will be platted as an outlot and at some point in the future <br />may be replattect with Lot 5 to accommodate development plans for that parcel. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated August 8, 1996 <br />Proposed resolution for f'mal plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />No public notification is required for the minor subdivision to replat the subject property. <br /> <br />Observations: <br /> <br />Lot 1 wiI1 now substantially exceed the one acre minimum lot size and 200 foot lot width <br />requirements. Thee commercial lot wiI1 continue to have access onto Sunwood Drive N,W. <br /> <br />Park dedication requirements were recently satisfied with the platting of A.E.C. Energy <br />Park. <br /> <br />The Planning COmmission reviewed the sketch plan on August 6 and recommended <br />approval of the plat. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend plat approval. <br /> <br />Motion to: ~ <br />Adopt Resolution g96-08-/~5 t granting final plat approval to A.E.C. Energy Park <br />2nd Addition contingent upon the developer entering into a development agreement <br />with the CJ:ty. <br /> <br />Review Checklist: City Engineer <br />CC: 8/13/96 <br /> <br /> <br />
