Energy Park 2nd Addition <br /> <br />Dear Doug: <br /> <br />This letter is in response to your request for a minor subdivision in the City of Ramsey to <br />replat Lots I, 2, 3, and 4' of Block 3 into one lot to accommodate the development of the <br />office/research/manufacturing facility reviewed in the site plan package submitted by <br />Vision-Ease Lens, Inc. We have received the final plat entitled A.E.C. Energy Park 2nd <br />Addition prepared by Hakanson Anderson Associates, Inc., which consists of one sheet. <br />We offer the following comments: <br /> <br />1. General: The plat consists of one commercial lot and 1 outlot for future <br />incorporation into Lot 5, Block 3 of A.E.C. Energy Park, if it should become necessary. <br /> <br />2. Zoning: The property is zoned Business Warehouse. <br /> <br />3. Lot Sizes and Dimensions: Lot 1 will substantially exceed the 1 acre minimum <br />lot size and 200 foot lot width requirements. <br /> <br />4. Access to Lots: The commercial lot will continue to have access onto Sunwood <br />Drive N.W. <br /> <br />5. Drainage and Utility Easements: By a separate action, all existing drainage <br />and utility easements will be vacated and they will be replaced w/th this replat. The extra <br />wide drainage and utility easement originally located on the common property line between <br />Lots 4 and 5 has shifted 71 feet to the east to the common property line between what will <br />now be platte_~ as Lot 1 and Oudot A. This shift of easement intended to accept storm <br />sewer overflow is acceptable to the City. <br /> <br />6. Park Dedikation: Park dedication requirements were satisfied with the platting of <br />A.E.C. Energy Park. This minor subdivision is not creating any new lots on which park <br />dedication would be due. <br /> <br /> <br />
