REQUEST FOR SITE PLAN REVIEW;
CASE OF VISION-EASE LENS, INC.
By: Zoning Administrator Sylvia Frolik

Background:

Vision-Ease l.~ns, Inc. has applied for site plan approval for a 149,699 square foot office
and manufactdring facility to be constructed on the south side of Sunwood Drive in the
A.E.C. Energy Park. The following items are enclosed for your information:

b),
c)
d)

Site location map
Site plan
City Staff review letter dated AugUst 1, 1996
Proposed development permit

Notification:

Site plans are not required to be subjected to public hearings. In addition, the proposed
development will have no peculiar impact on other industrial parcels in the vicinity.

Observations:

The proposed l~roject is a 149,699 square foot office and manufacturing facility and meets
City Code reqOirements for lot coverage, setbacks, architectural standards, landscaping,
and number of,off-street parking spaces and driveways.

Most of the traveled portions of the site are proposed to be surfaced with bituminous and
finished with B-612 concrete curbing in accordance with City Code. A couple of
exceptions to this standard include the west end of the parking lot located west of the main
entrance. At some point in the future this parking lot is proposed to be extended west and
for that reason,i the applicant is proposing that the west edge of that pavement be finished
with a bitumirious curb as a temporary measure. Understandably, curbing is also
proposed to be' eliminated at the point where the southwest service drive would intersect
with the future 'extension of 143rd Avenue east of Jaspar Street. There is also a gravel
drive around the southeast comer of the building. It is Staffs understanding that the sole
purpose of this ~drive is to deliver machinery and equipment to the facility. Thereafter, this
gravel drive will be considered a fn-e lane.

The site plan does need to be modified to include a lighting plan and a screened waste
enclosure plan.

The Planning Commission reviewed the site plan on August 6 and recommended approval
of same.

Recomm en da tion:

The Planning Commission and City Staff recommend site plan approval.
Council Action:

Motion to:
ApprovE/deny the proposed site plan for Vision-Ease Lens, Inc. contingent upon
compliahce with City Staff Review Letter dated August 1, 1996.

Review CheckliSt: City Engineer

CC: 8/13/96
