The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map.. <br />Site plan <br />City Staff review letter dated August 1, 1'996 <br />Proposed development permit <br /> <br />Notification: <br /> <br />No notification of the development proposal was provided to neighboring property owners <br />as it is not reqfiired and the project should not present any adverse impacts on neighboring <br />commercial properties. <br /> <br />Observations: <br /> <br />The facility w~ have access from the private drive along the west property line that will run <br />between County Road #116 and 142nd Avenue N.W. That private drive also has a easterly <br />connection wi~h T.H. #47 immediately to the south of the Children's World site. The <br />proposed projdct meets City Code requirements for zoning, lot coverage, setbacks, design <br />and number o~ off-street parking spaces and driveways, screened waste enclosure, and <br />lighting. <br /> <br />City Code requires exterior wall finishes to be constructed of natural or prefabricated brick <br />or stone or precast concrete panels, or some other materials approved by City Council. The <br />exterior walls of the daycare are proposed to be finished with vinyl siding and brick veneer. <br /> <br />City Code requires a 20 foot wide landscape area adjacent to all public roads, which in this <br />case is T.H. 4t4~T It appears that this green space requirement can be met if the play area is <br />green space and not paved. <br /> <br />The Planning Commission reviewed the site plan on August 6 and recommended approval <br />of same provided that the exterior facing finish does not too closely resemble that of the <br />New Horizon Daycare on the east side of T.H. #47. The intent of Children's World is to <br />face the structure in earth-tone colors to blend in with the Old School House to the north. <br />They will have an artist's rendition of the building exterior available at the meeting. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend site plan approval. <br /> <br />Council Action: <br /> <br /> Motion to: <br />Approvo/deny the site plan for the Children's World Daycare facility contingent <br />upon compliance with the City Staff review letter dated August 1, 1996. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br />CC: <br /> <br />8/13/96 <br /> <br /> <br />
