CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />CHILDREN'S WORLD DAYCARE <br /> <br />On August 13, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Children's <br />World Learning Centers, a , ("Permittee") to construct a 8,610 square foot daycare <br />facility ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, BloCk 1, RIVER/47 PLAZA, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br /> This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are <br /> as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />3. SITE pLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br /> as shown On the Site Plan prepared by Schoell & Madson, Inc., dated August 1, 1996. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by <br /> the City Engineer. <br /> <br />5. REQUIR!ED IMPROVEMENTS. The Permittee shall construct and install the <br /> following Site improvements on the Site in accordance with the specifications and location <br /> as shown On the Site Plan and Grading Plan The Required Improvements are as follows: <br /> <br />o <br /> <br />o <br /> <br />Site grading in accordance with the approved Grading Plan prepared by SchoelI & <br />Madson, Inc., dated August 1, 1996· <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />b~tl~rmnous surfaces. <br />Establishment of tuff in areas disturbed during constxmction. <br />Landscaping in accordance with the Landscape Plan prepared by Schoell & <br />M~idson, Inc., dated August 1, 1996. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />The exact location of these <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. Bulbs emitting in excess of 3,000 lumens should be completely shielded. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the Structure of vinyl siding <br />and brick veneer in accordance with the Building Elevations prepared by Basil Associates, <br />Inc., dated July 18, 1996. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPA~NCY. No building permit for the Site will be issued until the permittee has: a) <br />signed anct returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy for the <br />structure v~ill be issued until the Required Improvements are accepted by the City and the <br /> <br /> <br />
