CASE <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF <br />RIVER'S BEND 5TH ADDITION; CASE OF R.F. DEVELOPMENT <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />R.F. Development has applied for a minor subdivision to replat Outlot C of River's Bend <br />3rd Addition ~to 1 commercial lot and 1 out_lot for future development. The intent is to <br />develop a daycare center on the commercial lot. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />proposed final plat <br />City Staff review letter dated August 7, 1996 <br />proposed resolution for final plat appro;~al <br />Proposed development agreement <br /> <br />Notification:' <br /> <br />No public notification is required for the minor subdivision to plat the property and no <br />public hearing ~is required for the site plan review to develop the daycare center on the <br />property. However, City Staff did attempt to notify the residents of River's Bend 3rd and <br />4th Additions of the proposal for a daycare center on this property. <br /> <br />Observations.: <br /> <br />The commercial, lot is approximately 1 acre in size and the minimum for the B-1 Business <br />Distr/ct is 1/2 ~acre. The lot also exceeds the 100 foot width and 150 foot depth <br />requirement. The lot will have no direct access onto Hwy. ~q47; access will be derived from <br />Xkimo Street. <br /> <br />As a result of a Prior agreement with respect to River's Bend Park, this particular area has <br />been exempted ~om any park dedication requirements. <br /> <br />The Planning Commission reviewed the sketch plan on August 6, I996. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend approval of the final plat. <br /> <br />Adopt Resolution ~/96-08 granting final plat approval to River's Bend 5th <br />Addition. <br /> <br />Review Checklist: <br /> <br />City Engineer <br /> <br />CC: 8/13/96 <br /> <br />Copy: Planning Commission <br /> Parks & Recreation Commission <br /> Parks & Utilities Supervisor <br /> <br /> <br />
