Development <br />19230 Evans Street <br />Elk River, Mn 55330 <br /> <br />Re: Final Plat Review; River's Bend 5th Addition <br /> <br />Dear Rick: <br /> <br />This letter is in response to your request for a minor subdivision in the City of Ramsey to <br />be named River's Bend 5th Addition. We have received the proposed final plat which <br />consists of one sheet prepared by Lot Surveys Company, Inc. We offer the following' <br />comments: <br /> <br />1. General: The plat consists of one 1-acre commercial lot and one outlot for future <br />development. The commercial lot is proposed to facilitate a daycare center. <br /> <br />2. Zoning: The property is currently zoned B-1 Business. <br /> <br />3. Lot Sizes and Dimensions: Lot 1 exceeds the 1/2 acre minimum lot size for <br />commercial lots in the B-1 Business District with city sewer and water. It also exceeds the <br />minimum lot width of 100 feet and lot depth of 150 feet. <br /> <br />4. Access to Lots: The commercial lot will receive public access from Xkimo Street <br />N.W. The final plat should be modified to dedicate the right of access to the State of <br />Minnesota. <br /> <br />5. Drainage and Utility Easements: The standard drainage and utility easements <br />around the perimeter of Lot 1 have been provided. A drainage plan for Lot 1 will be <br />reviewing during the site plan approval process for the daycare center to be developed on <br />the property. <br /> <br />6. Park Dedication: As a result of a pr/or agreement with respect to River's Bend <br />Park, this particular area has been exempted from any park dedication requirements. <br /> <br />7. Transportation Impact Fee: The City has enacted a Transportation Impact Fee <br />at a rate of $1.50/square foot of new commercial space.
