Development 19230 Evans Street Elk River, Mn 55330 Re: Final Plat Review; River's Bend 5th Addition Dear Rick: This letter is in response to your request for a minor subdivision in the City of Ramsey to be named River's Bend 5th Addition. We have received the proposed final plat which consists of one sheet prepared by Lot Surveys Company, Inc. We offer the following' comments: 1. General: The plat consists of one 1-acre commercial lot and one outlot for future development. The commercial lot is proposed to facilitate a daycare center. 2. Zoning: The property is currently zoned B-1 Business. 3. Lot Sizes and Dimensions: Lot 1 exceeds the 1/2 acre minimum lot size for commercial lots in the B-1 Business District with city sewer and water. It also exceeds the minimum lot width of 100 feet and lot depth of 150 feet. 4. Access to Lots: The commercial lot will receive public access from Xkimo Street N.W. The final plat should be modified to dedicate the right of access to the State of Minnesota. 5. Drainage and Utility Easements: The standard drainage and utility easements around the perimeter of Lot 1 have been provided. A drainage plan for Lot 1 will be reviewing during the site plan approval process for the daycare center to be developed on the property. 6. Park Dedication: As a result of a pr/or agreement with respect to River's Bend Park, this particular area has been exempted from any park dedication requirements. 7. Transportation Impact Fee: The City has enacted a Transportation Impact Fee at a rate of $1.50/square foot of new commercial space. This fee w/Il be collected on the building permit and will be utilized for the improvements to the intersections of T.H. #47 and 142nd Avenue N.W. and Xkimo Street N.W.. I I I I I I I I I I I I !
