CASE #: <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF HUNT ADDITION; <br />CASE OF FLORENCE HUNT <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Florence Hunt is requesting final plat approval of a minor subdivision to plat her 40 acre <br />parcel into 3 ~tots. Lots 2 and 3 will accommodate existing homesteads on the subject <br />property for Florence and her son, Harold; and Lot 1 w/il be conveyed to another son, <br />Ralph Hunt. The properly is located on the east side of Nowthen Blvd., south of County <br />Road #63. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />e) <br /> <br />g) <br />h) <br /> <br />Site location map <br />Proposed final plat <br />Draft Planning Commission meeting minutes dated August 6, 1996 <br />Draft Park and Recreation Commission meeting minutes dated August 8, <br />1996. <br />Draft review letter from Anoka County dated August 2, 1996 <br />City Staff review letter dated August 22, 1996 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />A public hearing is not required for minor subdivisions. <br /> <br />Observations: <br /> <br />The 3 lot minor subdivision on 40 acres is in conformance with 4 in 40 density zoning. <br />However, the minimum lot size in the Rural Service Area is 10 acres and Lots 2 and 3 are 8 <br />and 3 acres respectively. The proposed lot sizes are in accordance with a family agreement <br />as to the division of the estate. City Staff and the Planning Commission find the proposal <br />acceptable as i[does not violate the 4 in 40 density zoning restriction. <br /> <br />All of the lots will have the required 200 feet of frontage on public roads. In accordance <br />with the request of Anoka County, an additional 27 feet of right-of-way is being dedicated <br />south of the Cbunty Road #63 centerline. In lieu of that provision, City Staff and the <br />Planning Comrrfi~ 'ssion are recommending waiving the transportation impact fee due on the <br />plat. <br /> <br />The Park Commission has recommended a cash payment to satisfy park dedication <br />requirements. <br /> <br />Recommendation' <br /> <br />The Planning Commission and City Staff recommend approval of the plat. <br /> <br /> co .ci, Ac io.. <br /> <br /> Motion to: <br /> Adopt R'esolufion #96-08~ granting final plat approval to Hunt Addition. <br /> <br />Review Checklist: City Engineer <br /> <br />CC: 8/27/96 <br /> <br /> <br />
