Absent: Commi~sionerHolland. <br /> <br />Case//5: <br /> <br />Request for Sketch Plan Review of lffunt Addition; Case of Florence and ~arold <br />~unt <br /> <br />Zoning Administrator Sylvia Frolik explained that the property was located at the southeast intersection <br />of County Road #63 and County Road #5. She explained that the property is a farm'ly estate, <br />approximately 40 acres in size, proposed to be split into three lots. Ms. Frolik explained that Lots 2 and <br />3 w/Il accommodate existing homesteads for Florence Hunt and her scm, Harold; and Lot 1 wi21 be <br />conveyed to another so~ <br /> <br />Ms. Frolik explained that the three lot minor subdivision is in conformance with the 4 in 40 density <br />zoning. However, the minimum lot size in the Rural Service Area is ten acres and Lots 2 and 3 are eight <br />and three acres respectively. Ms. Frolik explained that the proposed lot sizes are in accordance with a <br />hrn~y agreememt as to the d/vision of the estate. City Staff'is recommending approval ora variance oft_he <br />minimum lot size as it does not violate the 4 in 40 density zoning regtriction~ <br /> <br />Ms. Frolik explained that they have received information from Anoka County and they are requesting an <br />extra 27 feet of right-of-way south of the center line of County Road //63 . The County is also requesting <br />that all trees in the County fight-of-way at access points be removed to accommodate sight distance <br />requirements. Ms. Frolik explained that the City will waive the transportation impact fee in exchange for <br />the extra 27 feet ofright-of~way. <br /> <br />Ha-old Hunt, 17555 Nowthen Boulevard N.W., stated that he had no problem removing the tree% but <br />was not sure of the location of the 27 feet. Mr. 7ankowsld explained that there is currently 33 feet of <br />right<ff'-way, and now Anoka County wants 60 feet south oft. he center line ofT3t_ ~33.
