Rud & Sons, Inc. We offer the following comments:

General: The proposed plat is a minor subdivision that proposes to subdivide a 40 acre
parcel into 3 lots. The minor plat will separate the two existing homesteads onto Lots 2 and
3 and Lot 1 is for conveyance to another family member. The legal and dedication
language needs to be proofread; there is a "Quarter" missing from the legal description and
County and Minnesota are misspelled.

Zoning: The property is zoned R-1 Rural Residential and is located in the Rural Service
Area. A minor plat of 3 lots in 40 acres is in compliance with the 4 in 40 density
restriction. Subdivisions in the Rural Service Area are not required to submit a
resubdivision plan to reflect ultimate resubdivision plans when sewer and water are
available.

Lot Sizes: Lot 1 (29 acres) is in compliance with the 10 acre minimum lot size in the
Rural Service Area. Lot 2 (8 acres) and Lot 3 (3 acres) do not comply with the minimum
lot size requirement. However, the Planning Commission did recommend approval of a
deviation from the minimum lot size in lieu of the fact that the plat will be in compliance
with 4 in 40 density zoning and the parcel sizes relate to a family agreement regarding the
division of the estate.

4. Lot Dimensions: All 3 of the lots have at least 200 feet of frontage on a public road.

County Road Righ(-of-Way; In accordance with the recommendations of the City
Engineer and the Anoka County Highway Department, the fight-of-way for County Roads
#5 and #63 have been platted and an additional 27 feet south of the #63 centerline has been
provided.

Wetlands: County Ditch No. 27 and surrounding wetland has been appropriately
dedicated on the plat as a drainage and utility easement.

Drainage and Utility Easements: The standard drainage and udlity easements have
been provided around the pefimeter of each of the lots.

Utilities: This plat is in the rural district and all lots will be served by on-site sewer and
water.

I
I
I

I
I
I
I
I
I
!
I
I
I
I
I
