The following items are enclosed for your
information:

a)
b)
c)
d)

d)
e)

Site location map
Site Plan
Letters of support
Draft Planning Commission public hearing and regular meeting minutes
dated August 6, 1996
Proposed f'mdings of fact
Proposed conditional use permit

Notification:

Conditional Use Permits are required to be subjected to public hearings and in accordance
with State statutes, all properties within 350 feet of the subject property were notified.

Observations:

City Code establishes a threshold of 2.5 acres in order for residential property owners to
have the metal pole barn type accessory structure. Parcels less than 2.5 acres in size are
restricted to a total of 1,664 square feet of garage and accessory building space. Mr.
Wetterlind's, property is 2.4 acres in size and he is requesting permission to construct a
1,350 squarb foot metal accessory building on the site that will bring his total garage and
accessory bthilding space to 2,098 square feet.

The parcels gdjacent to Mr. Wetterlind to the west, north and east are at least 2.5 acres in
size. They qualify for metal accessory buildings and their garage and accessory building
space allotments range from 2,664 square feet to 5,664 square feet.

Mr. Wetterlind's site is located in a heavily forested area and the proposed location of the
structure would be well screened from neighboring properties and the road.

The Planning Commission conducted the public hearing and there were no comments
submitted at: the hearing. The applicant did provide the City with copies of letters of
support from 3 neighboring property owners.
