CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />DOLPHIN FAST FOOD, INC. <br /> <br />On September 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Dolphin <br />Fast Food, Inc., a Minnesota corporation, ("Permittee") to construct a 3,000 square foot Burger <br />King facility ("Structure") on the property which is legally described as follows: <br /> <br />(INSERT LEGAL DES CRIPTION) <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE, The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLaN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by RSP Arckitects, Ltd., dated Jul~[~.l:0, 1996, <br />Revision Date <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Perrnittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />do <br /> <br />Site -grading in accordance with the approved Grading Plan prepared by John Oliver <br />& Associates, Inc., dated August 13, 1996, Revision Date <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Inst,511ation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the Site/Landscape Plan prepared by RSP <br />Architects, Ltd., dated July 10, 1996, Revision Date <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees to face the Structure with rock face block <br />veneer with a segment of architectural vertical metal siding on the west wall only in <br />accordance with the Building Elevations prepared by RSP Architects, Inc. dated <br /> <br /> <br />
