Commissioner Deemer stated the neighboring <br />resident should beiforewam'ed of any such plan. Mr. Jankowski explained that was an option. <br /> <br />Motion by Commi~ioner Holland and seconded by Commissioner Deemer to recommend that City <br />Council approve the preliminary plat for Alpaca Estates 4th Addition_ <br /> <br />Motion canSed. ' <br /> <br />Motion by CommiSsioner Deemer and seconded by Commissioner Holland to delete Case ~?-41 <br /> <br />Motion carried. Absent: None. <br /> <br />Case #5: Request for Site Plan Review; Case of Casey's General Stores, lac. <br /> <br />Zoning Administrat°r Sylvia Frolik eXPlained that Casey's General Store~, Inc. has submitted a site <br />plan for the development ora 2,720 square foot convenience store located on the northeast quadr~t <br />of County Road ~tl 1~6 and Sunfish Lake Boulevard. She explained that neighboring residents were <br />notified of the rezoning.. The facility will have access fi-om Industry Avenue and Sunfish Lake <br />Boulevard. 'Ms. Ftiolik explained that the proposed project meets City Code requirements for <br />architectural standa~/ds, lot coverage, setbacks, design and number of oft-street parking spaces and <br />driveways, scr~ waste enclosure, landscaping and screening. The Plannirtg Commission will have <br />to make a determixiation on the light fixtures, due to the two inch Vertical surface. Ms. ~Frolik <br />explained that the plx needs to be modified to identify handicapped parking spaces. Anoka CounV <br />is recommending the elimination of the access on County Road #116. <br /> <br />City Engineer Steve Yankowski explained that the City is willing to compromise by hay:rog the access <br />on County Road #116 moved to the east. He explained that he has concerns regarding di-a/nage. Mr. <br />Jankowsld explained ~e drainage was directed southwest to northeast. I-Ie explained that future land <br />use to the northeast[ will be townhomes.
