I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />11. <br /> <br />That the Subject Property where the Super Bowl sign is proposed to be placed <br />currehtly has an 85 square foot free-standing sign fronting Hwy. #10 and one lawful <br />non-Conforming free-standing sign fronting Pdverdale Street N.W., for a total <br />square footage of free-standing signs in the amount of 108 square feet. <br /> <br />12. <br /> <br />13. <br /> <br />That the total amount of existing and proposed free-standing sign space requested <br />for the Subject Property is 180 square feet. <br /> <br />Thatithere are numerous other commemial operations in the community that do not <br />have ~direct highway exposure for their identification signs. <br /> <br />14. <br /> <br />That .with the exception of lawful non-conforming billboards, there is one other <br />lawfiil non-conforming off-site advertising sign on the Hwy. #10 corridor that <br />adve~ises Anoka Self Storage located on Ebony Street. N.W. <br /> <br />15. <br /> <br />That ',if the request for the placement of an additional free-standing sign on the <br />Subjdct Property is approved, it will set a precedent for off-site advertising signs, <br />number of free-standing signs on a single parcel, and total square footage of free- <br />standlng sign space. <br /> <br />16. <br /> <br />That ~he proposed sign will not substantially impair the use or market value of <br />surro0nding properties. <br /> <br />17. <br /> <br />18. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to <br />perso~?s working in the vicinity of the use, or to the public welfare. <br /> <br />That if granted, the conditional use permit will not grant the Applicant special <br />privil~rgeS that are denied by the City Code to other properties in the commercial <br />area. <br /> <br />19. <br /> <br />That the proposed use will be constructed and maintained so as to be appropriate in <br />appearance with the character of the general area. <br /> <br />20. That the proposed sign will not be hazardous or disturbing to neighboring uses. <br /> <br />21. <br /> <br />22. <br /> <br />That He proposed use will not create excessive additional requirements at public <br />cost fo)' public facilities and services and will not be detrimental to the economic <br />welfar~of the community. <br /> <br />That the proposed use will not involve equipment and conditions of' operation that <br />will ~idetrimental to any persons, property, or the general weffare by reason of <br />excess~ye production of glare. <br /> <br />The motion for the adoption <br />Councilmember <br />in favor thereof: <br /> <br />of the foregoing findings of fact was duly seconded by <br /> and upon vote being taken thereon, the following voted <br /> <br />and the following voted against the same: <br /> <br />and the following abstained: <br />and the following were absent: <br /> <br /> <br />
